Quite often, the problem wasn’t caused by one major mistake.

It was several small things that had been overlooked during installation.

Understanding Modern Fire Doorsets

Fire door installation has changed considerably over the years.

Traditionally, a lot more preparation was carried out on site. A joiner could be expected to machine the door, cut hinge recesses, prepare locks, install seals and fit the various components as part of the installation.

Today, many fire doors are supplied as factory-manufactured doorsets.

A doorset can include the door leaf, frame and compatible components that have been designed and tested together.

Depending on the manufacturer and the particular specification, a factory-prepared doorset may include:

  • Factory-machined hinge recesses
  • Lock and latch preparation
  • Intumescent and smoke seals
  • A matched door leaf and frame
  • Compatible ironmongery
  • Factory-applied finishes

This controlled manufacturing process can improve consistency and reduce the amount of work that needs to be carried out on site.

But it doesn’t mean the installation itself is less important.

A correctly manufactured doorset still needs to be correctly installed.

The manufacturer’s installation instructions and the relevant supporting evidence for the doorset should always be followed.

What Makes a Good Fire Door Installation?

A good installation isn’t simply a door that opens and closes.

The complete doorset needs to work together.

This includes:

  • The door leaf
  • The frame
  • Hinges
  • Locks and latches
  • Door closers
  • Intumescent and smoke seals
  • Fixings
  • Fire stopping
  • Perimeter gaps
  • Alignment
  • Self-closing performance
  • Protection against damage

One part can affect another.

For example, if a fire door won’t close properly, it can be tempting to immediately adjust the door closer.

But the closer might not be the problem.

The hinges could be causing friction.

The frame could have moved.

The gaps could be wrong.

The seals could be creating too much resistance.

The latch could be misaligned.

This is something I come across regularly in remedial work.

Don’t automatically treat the symptom before finding the cause.

Preparation Before Installation

The installation should start before the door is actually fitted.

Before work begins, the doorset and the opening need to be checked.

Things to consider include:

  • Is the correct doorset being installed?
  • Are the door and frame free from damage?
  • Is the opening suitable?
  • Are the dimensions correct?
  • Are the required components present?
  • Is the correct ironmongery available?
  • Are the manufacturer’s installation instructions available?
  • Are the correct fixings available?
  • Is the perimeter construction suitable for the required fire stopping?

Finding a problem before installation is normally much easier than finding it after the doorset has been installed.

Checking the Fire Door Before Installation

Fire doors can be damaged before they ever reach the opening.

They may have been transported across a site, stored incorrectly or handled by people who don’t appreciate how easily certain areas of a door can be damaged.

Check the door before installation.

Look for things such as:

  • Damaged lippings
  • Damaged corners
  • Impact damage
  • Damage to the faces
  • Damage around hinge preparations
  • Damage around lock preparations
  • Missing or damaged seals
  • Previous alterations
  • Unauthorised holes or cut-outs
  • Damage caused during transportation or storage

It is much easier to identify and record damage before installation than it is after the door has been hung.

Checking the Opening

The condition of the opening is just as important as the condition of the door.

An opening that is out of position, damaged or incorrectly sized can make it difficult to install the frame correctly.

Before the frame is installed, check for:

  • Damaged areas

The frame is one of the most important parts of the installation.

  • Free from distortion

Frame installation isn’t just about the frame itself.

The way the frame is supported and fixed is also important.

Packers, fixings and the construction surrounding the frame all form part of the finished installation.

The perimeter of the frame also needs to be correctly fire stopped in accordance with the requirements for the particular doorset and wall construction.

This is one area where poor workmanship can be hidden behind architraves and become difficult to identify once the job is finished.

The installation doesn’t stop being vulnerable just because the door has been fitted.

Other trades may still be working around it.

Furniture, hospital beds, appliances, trolleys, tools and other equipment can all damage a newly installed doorset.

Particular care should be taken around:

  • Corners
  • Frames
  • Architraves
  • Hinges
  • Seals
  • Finished surfaces

I’ve seen plenty of remedial work that could have been avoided if the finished doorset had simply been protected properly.

Common Fire Door Installation Problems

Many of the problems I see during remedial work can be traced back to installation.

Common examples include:

  • Damaged timber lippings
  • Poor frame alignment
  • Incorrect fixings
  • Poor packing
  • Incorrect hinge positioning
  • Damaged hinge recesses
  • Inadequate fire stopping
  • Excess expanding foam
  • Damaged seals
  • Incorrect gaps
  • Damage caused during handling
  • Damage caused by other trades

The important thing is that the visible problem isn’t always the original cause.

A door that won’t close might have a closer problem.

Or it might not.

It could be:

The hinges.

The frame.

The gaps.

The seals.

The latch.

The closer.

Or a combination of several things.

That’s why good fire door work involves finding the cause rather than simply treating the symptom.

Protecting the Finished Installation

Once the installation is complete, the doorset needs to remain protected while the rest of the project continues.

Damage can occur long after the installer has finished.

A door can be struck by equipment.

A frame can be damaged while materials are moved through the opening.

A seal can be pulled out.

A door edge can be damaged.

A finished surface can be marked or chipped.

Good installation includes thinking about what is going to happen to the doorset after you’ve left it.

Why Good Installation Matters

A fire doorset isn’t just a door, a frame and some hardware fitted together.

Every part has to work with the others.

A problem with one component can affect the operation of another.

That’s why the installation process needs to be approached as a complete system.

Good installation is about getting the details right before they become problems.
